Appeals FAQ's

The last date to file Appeal From Real Estate Assessment Of 2017 is August 1, 2016.

The Appeal From Real Estate Assessment Of 2017 will be available after March 15, 2016.

Commercial, Residential & Exempt Appeal forms are available between March 15th and August 1st.  Forms can be obtained on our web-site or in person. Appeal filing must be filed by August 1st. (or the next official business day should August 1 fall on a weekend). Hearings will be held in September and October. Notification of hearing date will be mailed 20 days in advance of the hearing. Appeal results are mailed November 15th. It is recommended that you keep a copy of Appeal Form and all documentation submitted for your records. Your cancelled check is your receipt and proof of filing.

BY APPEALING, YOU OPEN YOUR PROPERTY TO THE RE-VALUATION PROCESS IN WHICH YOUR PROPERTY ASSESSMENT MAY BE LOWERED, RAISED, OR REMAIN THE SAME.

Catastrophic Loss (Not Available online, please call Board of Assessment and Appeals at 610-891-4879) Catastrophic Loss can be filed anytime within 6 months of the catastrophic event. Please supply documentation such as fire marshal’s report, newspaper articles and photographs of damage and permits of the catastrophic event.

Special Note: Residential & Commercial Appeal forms consist of 2 pages. First page is the Instructions for Filling Appeal and the required processing fee. The Second page is the Appeal Form. Exempt Appeal form consists of 4 pages. All pages must be submitted at time of filling along with processing fee and 2 copies of appraisal. If you are unable to supply 2 copies of appraisal at the time of filing, you will need to bring 2 copies of your appraisal on your scheduled hearing date and time. Please DO NOT mail in appraisals after appeal form has been filed.

Forms can be mailed or dropped off, along with the required non-refundable Processing Fee of $50.00 for Residential, $100.00 for Commercial and $100.00 for Exempt for each appeal filed per folio.

Class Action has a $50.00 non-refundable processing fee for each class filed plus a $50.00 non-refundable processing fee for each homeowner who has chosen to participate in class action appeal.

All Appeal Forms received without the non-refundable Processing Fee WILL NOT be processed.

Comments: An appeal from a decision of the Board must be made within 30 days from the Boards issuance of findings. This appeal is made to the courts through the Office of Judicial Support <http://www.co.delaware.pa.us/ojs/index.html> (OJS). There is a filing fee. Call OJS at 610.891.4388 for details.
