Zoning Ordinances
Community Assistance planners have expertise in zoning ordinance updates, revisions, and amendments. Staff members work closely with municipalities in the County in order to revise outdated zoning ordinances or update and amend zoning ordinances to implement the vision detailed in the comprehensive plan.
In the case of a full zoning ordinance rewrite, Community Assistance planners work with municipal officials and other task force members in developing a comprehensive set of community development objectives if the existing comprehensive plan is out of date. These objectives become part of the new zoning ordinance and set an overall future direction for the municipality. Once the future direction has been set, planners assist the task force in crafting a new ordinance that will help to realize those objectives. Zoning districts that are no longer suitable are revised or replaced. New districts are created where necessary.
Once the new districts have been developed, staff will prepare the individual chapters of the ordinance: parking regulations; signs; general regulations; procedures and standards for special exceptions and conditional uses; nonconforming uses, structures, and lots; performance standards; administration and enforcement; and the role of the zoning hearing board. After the draft document has been prepared, staff will assist the municipality through the public review process and then on to final adoption by the local governing body.
